WHEN PURCHASING A HOME FROM BREMONT
in the event the work on the house has progressed beyond the point where the items covered by an extra sheet signed by the Vendor and the Purchaser and that extra can not be installed without entailing any unusual expense, then this extra is to be cancelled and any deposit paid in connection with the same is to be refunded to the Purchaser as per the Agreement of Purchase & Sale.
All extras or changes will not be processed unless signed by both the Purchaser and the Vendor in the Agreement of Purchase & Sale. Although we respect and will ensure to do our best to give you the best design experience when you are at the design appointment with our kitchen manufacturer or the décor appointment it is important to understand that if your choice is to make alterations to your standard layouts a design fee will be charged at either appointments by the interior design consultant. The design fee may be charged only because alterations to standard layout have been changed and no upgrades have been purchased. This design fee is only to cover off for the design changes only. The fee would be based on $600 per hour spent on preparing design plans. Due to various factors in the extras process as well how these extras may get affected as a result to mechanical dropped ceilings, or structural limitations such as LVL beams, steel beams, HVAC air runs (to name a few) the Purchaser shall accept these extras as the Builder may use its sole and unfettered discretion to make the necessary changes to provide them as per the extras listed. Then Purchaser cannot challenge the method of how the Builder made any alterations to best provide these extras.
Part of our program allows homeowners to be provided a brief walk through on the home at the point somewhere between structural and finishing’s being installed to allow the experience to see what they have chosen and selected with respect to finishes and choices. In the event the homeowner wishes to make changes to any items they feel would be wished and requested, then they must write to the builder’s head office in writing within 24 hours after the walk through inspection. The Builder (at its own discretion and if can be permitted due to the stage of the home) will need to review and provide the homeowner with costs to make the requested changes which the homeowner must agree such costs back to the Builder in writing approving of all required costs and methods of payments. Any and all costs associated to late changes or administration fee’s associated to changes done after paperwork has been finalized and processed by the Builder are at the absolute and sole discretion of the builder. Our typical administration fee standard rate is $500.00 plus HST. The Bremont Automation Difference Package will require all purchasers to acknowledge at time of signing of the offer to acknowledge by initialing in Schedule “C” called ” Features & Finishes” of the Agreement of Purchase & Sale that all products associated to these features are limited to the manufacture’s warranty (Specifically Rogers Cable, HAI and IPAD Apple products) at time of purchase.
Every effort will be made to ensure that colors and materials selected are as close as possible to the sample. However, due to variances in manufacturing and scheduling, we do not guarantee identical colour matching for the most common items listed below:
MARBLE
Due to the many variables that can affect the pattern and/or design, frequently the marble installed on the fireplace and thresholds will not be identical to the samples. We will make every Artistic attempt to come as close to the samples as possible but cannot be responsible for results which differ from the samples shown at any of our presentation or décor centers .
STAINS
Due to the many variables that can affect the outcome of a stain colour on wood, staircases, pickets and rails will not be identical to samples. Factors such as density, age, humidity, air temperature and the uniqueness of each piece of wood can result in wide variations in darkness or lightness. We will make every attempt to come as close to the samples as possible, but cannot be responsible for results which differ from the samples. Note: the stain on pre-finished hardwood floors will not be an exact match to the stain colors available on stairs, pickets and rails. The Purchaser is responsible for choosing the stain on these areas to their satisfaction.
HARDWOOD FLOORING
The Purchaser is advised that cupping and shrinkage are characteristics of hardwood flooring normally appearing some time after installation. No warranty is provided by the flooring supplier with respect to such cupping and shrinkage. The Vendor agrees to install any hardwood flooring ordered by the Purchaser in a good and workmanlike manner. The Vendor advises that all Uniclic Engineered flooring (9/16”, ½” or 3/8” thick boards) will and can react differently to moisture, weight and humidity levels in comparison to a ¾” solid hardwood floor. Some products do not require to be nailed down and will be installed as per the manufacturers specifications either as a floating floor or as a Uniclic floor. Note: No two pieces of wood are identical. Variations in colour tone and grain patterns make a perfect colour match virtually impossible. It is generally agreed that these variations add to the natural beauty of wood floors.
GAS FIREPLACES
The Purchaser acknowledges that there may be additional bulkheads through the home to accommodate venting that is required for a gas fireplace. From time to time safety standards we offer are changed to ensure that the fireplaces we provide to you are up to the latest code requirements which may require aesthetic changes to the look and finish of the finished product you receive from Bremont
MECHANICAL CEILING AREAS
Purchaser acknowledges and accepts that due to mechanical equipment required in each and every home we build may require ceiling heights to change as a result of “mechanical chases”. These areas may and could be required as an allowance to hide the equipment in the ceiling thus causing in some areas of the home bulkheads, dropped ceilings, strapped walls. Bremont makes every attempt to structurally eliminate, these however in many circumstances is unavoidable.
INTERIOR DOORWAYS AND ARCHWAY HEIGHTS
Bremont’s standard heights will be 6’8″ for interior doorways and archways unless stipulated on the standard features sheet.
APPLIANCES
All appliances openings to be built with a standard appliance opening. Please advise our Décor Centre at time of colour appointment if custom sizing of cabinets is required for built-in appliances. The Purchaser is responsible to provide Bremont’s Décor specialist at the time of the selections all appliance specifications so that the Vendor may approve all selections. For all costs and fees associated with changes to pre-manufactured kitchens made subsequent to colour appointments.
KITCHEN CABINETS
The kitchen you purchase will undoubtedly contain light colour variations. The degree of these variations is virtually impossible to determine before the kitchen is installed in its intended location. The amount of and type of lighting will also affect various highlights in the finish. Note: No two pieces of wood are identical. Variations in colour tone and grain patterns make a perfect colour match virtually impossible. It is generally agreed that these variations add to the natural beauty of a wood kitchen.
GRANITE
Due to the many variables that can affect the pattern and/or design, frequently the granite installed on the countertops will not be identical to the samples. We will make every Artistic attempt to come as close to the samples as possible but cannot be responsible for results which differ from the samples shown at any of our presentation or décor centers . Grains may flow in opposite directions depending in the type of granite chosen and if the purchaser does not request booking each pieces if granite we will not correct any mismatches pieces after installation.
CERAMIC TILES
The Purchaser is advised that shade variables may exist in some tiles. The sample tiles in the Design Centre may not be an exact match to the tiles installed in your home. Note: There may be variations of height on any flooring transition changes.
TRIM & HUMIDITY EFFECTS
Although at Bremont Homes as of June 2014 we have introduced to all homeowners moving forward the Hygrometer instrument on or prior to closing, the purpose of this tool is to widen the homeowners knowledge base to control humidity through out the home. Humidity can fluctuate throughout the house at different levels. For the first year it is important to ensure that the basement, main floor and second floor (if a two storey home) are only different by 5 – 6%. Should the levels between the floors differ greater then this it is recommended to have a humidifier or dehumidifier installed on that floor level. This must be inspected by a certified heating and cooling contractor (service inspection fee’s may apply) to verify if required. Although we encourage each homeowner to invest in a furnace attached humidifier and dehumidify system to ease the need to monitor these levels as the system is designed to do this for you, it is important to monitor this to avoid any damage to your home is prevented. Should humidify levels climb too high the effects of this will be wood products such as trim, hardwood floors, wood cabinetry, furniture, exterior solid wood doors, interior wood doors, wood staircases and even some reports of hand rails have been known to swell in higher humidity times (typically summer months) when the air conditioning units are running or just because summer months are know for higher humidity levels in general. The reverse effect happens when humidity levels drop (typically in winter months) which causes excessive cracking in trim separating from the wall, interior doors starting to rub when opening and closing to mention a few. Thus the reason for controlling humidity In the home keeping it consistent through out all 12 months of the year will avoid these sudden levels increasing or dropping. Should level changes happen and be proven to be the cause of damaged wood products in the home warranty in providing any repairs would not be authorized. The hygrometer we provide at the least will provide the homeowner a warning of the changes that are starting to occur so that awareness known.
